April has got off to a flying start for SRA Ventures with the acquisition of several investments in the first week of the month. Notable deals included 82 King Street in Kilmarnock which is let to Optical Express, the leading opticians chain, and 36 Ashley Terrace in Edinburgh which is occupied by Craigflower Lettings.
SRA Ventures were advised on the acquisitions by Graeme Millar from Graham & Sibbald, one of the leading independent property services in Scotland. The company comes with considerable experience of dealing with local and national properties and it has been a pleasure working with them. The company share the same ethos as SRA Ventures of delivering excellent service and outstanding value and it’s been a collaboration that has worked extremely well.
Graeme Millar said: “We have advised SRA Ventures on a number of acquisitions in the last few months and a few of these are under missive. It’s good to see the missives concluding and a pleasure to work with SRA who are a dynamic investment company with a great future. They often see angles that other investment companies don’t as in the case of 82 King Street property, particularly because the tenant Optical Express had recently been through a substantial restructuring.
“SRA Ventures chairman, Shaf Rasul, had one look at the fundamentals of the core business of Optical Express and agreed to purchase the investment within hours of being introduced to it. I am particularly impressed with the speed of the whole process. From the introduction of the deal to concluding legal aspects and paying for the property, the whole process took just 6 working days.”
Graeme Millar went on to say that his company are currently advising the SRA team on over £5m worth of investments and hope to see these all concluding in the near future. SRAV COO Susana Garcia added: “The first week of April has been a busy week for us with several deals under our belts. We look forward to working with the tenants and helping them grow their business in the future. With our aim of doubling the SRAV portfolio over the next five years, working with a property company like Graham & Sibbald has enabled us to make exciting new investments such as 82 King Street. ”
Key to the success of SRA Ventures is spotting the right property investments at the right time and turning around deals in a timely fashion. We deal with a broad portfolio from retail and industrial units to strategic land and are looking to expand even further.
SRAV have strong plans for the future and are planning to double the size of our investment over the next 5 years. This aggressive growth strategy is made possible by having a clear focus and offering industry leading introducers fees to interested parties.
We are actively looking for more properties in which to invest and welcome approaches from brokers and introducers who have a deal on the table. We are interested in deals between £100K and £10 million across all locations in Scotland. Along with excellent introducer fees, typically between 1% and 3%, we also aim to provide fast board approval, facilitated by having pre-arranged funding in place for the properties that meet our requirements and growth strategy.
